Estate and Fiduciary Sales

Having worked with one of the top Trust and Probate Attorneys and several Fiduciaries in the Valley; I've learned what it takes to ensure the Beneficiary receives top dollar for their property. I have testified in court to my abilities to garner the Highest and Best terms possible for the given property and market. Fiduciaries and Beneficiaries will benefit from my vast referral base as well as my organizational skills to account for all of the moving parts to these tricky transactions.  Regardless of the property condition, these clients will absolutely receive my complete attention.

Prelisting

Rest assured the administrative piece of the sale will be via clear and concise communication. Everything from ensuring the contracts are correctly written, to correct documents on file, to providing referrals for vendors to prepare the property for market. Professional photos will be taken as well.

Marketing Strategy

Networking with known buyers for each unique property, ample opportunity for potential buyers to view property and submit competitive offers. Offers will be vetted based on terms as well as particular buyers. Strategies will be in place to accumulate multiple offers, thus giving the Beneficiary the best possible offer to select.

Court Approval Hearing

Having successfully closed several Court Approval Required transactions, I will present to the court my marketing efforts along with the specifics as to how the final offer was selected.  Additionally, I have experience with Upset Bidders at the hearing, thus being able to ensure that those who are bidding are legitimate buyers and who will close as determined by the Courts.
